Grand Strand Real Estate Investor Association
Meet the Founders of GSREIA

President - Sean Corder

I was born in Huntington, WV but I have been a resident of Myrtle Beach for the past 30 years. I graduated from Coastal Carolina University in 1999 earning a Bachelors degree in Business Administration with an emphasis in marketing. Upon graduation I obtained my SC Real Estate license and went to work for HB Springs Commercial Real Estate. It was there I began to learn the nuances of investment real estate through working with multi-family property owners and other investors. The most important thing I learned is that you make your money when you buy—everything else is gravy. After three years with HB Springs I obtained my Broker’s license and arranged a partnership to form Smitt Group Real Estate & Development. We successfully developed and sold Bayview Golf Villas, a 64 unit golf condo complex, and Maddington Place Villas, a 75 unit complex. We also developed several spec homes in neighborhoods throughout the Socastee area. In the fall of 2006 we decided to dissolve the partnership at Smitt Group and I established Corder Properties “A Real Estate Investment Firm”. We specialize in all aspects of real estate investment and have successfully completed fix & flips, wholesales, lease options, and spec home development. I believe in buying homes with no money down other than a $10 deposit. Many people laugh when I say that, but we do it quite frequently. In addition to the investment services we also offer full service real estate brokerage, association management, and annual rentals on over 100 properties. I believe that education and hard work are the keys to success in this business. I have spent more money learning the real estate business than I did on my college education! I also believe that the networking groups like REIA are invaluable to being successful as a real estate investor and I look forward to making this group as successful as possible. See you at the next meeting!

Treasurer - LISA TERRILL

I stumbled into this business when my family and I moved to Myrtle Beach in 1996. We were motivated sellers; we were “stuck” with our home in Pennsylvania and struggling to pay two mortgages. I started out listing our home with a Realtor with no luck. Then I tried selling it on my own, dropped the price considerably for a “quick sale”, and still no buyers. Eventually I rented it out which was another “nightmare”. To make a long story short, it was not a good experience. Anyway, believe it or not, we owned that house for over 10 years and it was a blessing in disguise! As a result of that house selling experience, I have made Real Estate investing my career. I spent my first few years reading, taking courses and going to seminars… trying to figure out how to do this business and had been "lost" many times with out anyone to ask questions or bounce ideas off of. Finally in 2003, I joined my first Real Estate Investors group and it was then that my business really started to take shape. Listening to other Investors share their experiences has helped me to realize that this is an on going learning process for everyone. The networking is invaluable to me! I am surrounded by professional people who possess a wealth of information. The most amazing thing is that these same people are willing to share their experiences and education. The things that I have learned during my journey are: #1) Education is extremely important and ignorance can be very expensive! People pay thousands to go to College, yet cringe when it comes to getting educated in their businesses… Learn from others mistakes; don’t try to reinvent the wheel! #2) Take the first step. Education is very important but don’t let it hold you back. You will learn along the way too. Taking that step out of your comfort zone is what will make you money! If you need help or guidance, ask for it. That is what this group is all about! #3) Surround yourself with like minded people. When you’re new in the business and when you’re successful. Networking and education should never stop. #4) Be honest and ethical, create win-win solutions. Help others and the rest will fall into place.

Originally from Montana, I have a BS degree in Marketing from San Diego State Univ. I have been in sales of specialty electrical steel for thirty nine years and held positions as Sales Engineer, Regional Sales Mgr., and National Sales Mgr. I bought my first real estate investment property in 1980. I currently own fifteen rental units and have bought, rehabbed, and sold several single family homes between 1980- 1994. In 2005, I formed A1 Housing Solutions, Inc. along with his son as a partner. We started buying single family houses well below market value either by short sale, subject to existing financing, or getting complete new financing. These homes are sold to the first person who comes along with either credit or money. If a person has good credit and can get financing we cash out. If they have somewhat poor credit but have money we will sell to them with owner financing or a lease option program. I haveover 200 hours of specialized training in this method of investing. I have also dabbled in some speculative investments in land, condos, single family homes, and preconstruction. I am also a private lender to other real estate investors through a self directed Roth IRA. I have been involved with REIA clubs throughout my investment career and have found them invaluable to networking with other investors and education.
